WISDOM OF THE HOME PROTECTION PLAN

Home Protection Plans offer a wide variety of coverage options, but may not cover every portion of the home. Even so, they provide a great value for the homeowner. After owning my home for many years, I decided to purchase a policy and have chosen to renew it each year. I have benefited with a new air conditioner and microwave. 

 For our listings, when the offer is submitted, we would recommend the seller agree to the buyer request. There is quite a bit of peace of mind especially if your property has older systems such as water heater, furnace, air conditioner, dishwasher, etc. (Keep in mind not all portions are included, ie; roof)

 

HOW IT IS PAID

While buyers can purchase a home protection plan, about 95% of the time, it is purchased by the seller of the home. The order form is filled out online, it is then paid at closing out of the seller’s proceeds. No separate checks are written. No credit card is needed. 

 

FEES 

The basic fee is about the $500 range, however “add on fees” such as swimming pool coverage, will raise the price. Most firms are very close in price. 

 

HOW IT WORKS

Most home protection plans are for 12 months. When a system in the home fails, for example if the dishwasher is covered on the policy, the new homeowner calls the service number, and they will dispatch an approved contractor. There is often a minor service fee.

 

WHO ORDERS IT

We do. If you have agreed to provide a Home Protection Plan, you do not have to do anything. We will take care of ordering it, or in some cases the agent with the buyer will order it.
